Welcome to our website, where you can find the latest information on proposals to redevelop the Acarsaid Hotel in Pitlochry into an 85-bedroom Premier Inn hotel.  

This hotel development will help diversify the visitor offer in Pitlochry and address the recognised shortfall of branded hotels in Perthshire. 

The proposed new hotel will contribute to the visitor economy reaching its full potential. 

Whitbread, which owns the Premier Inn brand is working with Electra Developments Ltd to deliver this project.  Electra Developments Ltd will be submitting the planning application, with the UK’s largest hotel company, Premier Inn, as the long-term operator.

The development team held a community event locally, allowing residents, workers, and business owners to learn more about the proposals and provide feedback before submitting a planning application.

This took place Thursday 23rd October, 12pm-7pm in the River Room of the Pitlochry Theatre, Port-Na-Craig, Pitlochry PH16 5DR.  The feedback period was open until 6th November and has now closed.

There will be an opportunity to make representations to Perth and Kinross Council following the submission of the planning application.

Proposed Development

We are proposing to redevelop the current Acarsaid Hotel at 8 Atholl Road into an 85-bedroom Premier Inn hotel.  

The hotel will bring our very latest format bedrooms to Pitlochry town centre, along with a licensed ancillary restaurant.

In addressing a recognised shortfall of branded hotels in Perthshire, the proposed Premier Inn will enhance Pitlochry’s tourism sector and support a successful year-round destination.

Enhancing Perth and Kinross’ tourism sector 

The proposed hotel fully aligns with the Perth and Kinross Tourism Strategy and Action Plan (May 2025), which aims to increase visitor numbers, attract inward investment and support local businesses to grow.  

This, in turn, will support local job creation and enhance the economic impact of the tourism industry within Perth and Kinross. 

An independent economic impact assessment commissioned for the forthcoming planning application found that:  

  • An estimated 25,800 rooms will be sold every year once the proposed hotel reaches maturity, accommodating year-round visitors to Pitlochry and meeting the demand for a budget hotel 
  • The hotel will bring approximately £3.7 million in visitor expenditure every year to Perth and Kinross, of which £1.8 million will be concentrated in Pitlochry.  
  • 25 FTE permanent jobs will be created on the site on opening in a variety of roles.

The window for feedback was open until 5pm on Thursday 6th November and has now closed while we finalise our planning application. There will be an opportunity to make representations to Perth and Kinross Council following formal submission of the planning application.
